What a new pool includes here
Every new-build quote we write is line-item. You see the price of each piece, and the total is the total. On a typical Tucson build that means:
- Excavation and site prep. Caliche and rock are priced from the site visit, not discovered later as a change order.
- Steel and shotcrete shell. Engineered for our expansive soils, with the structural drawings your permit needs.
- Plumbing, equipment and electrical. Variable-speed pump, cartridge filter, bonding, and a dedicated equipment pad with room for a heater or chiller later.
- Interior finish, tile and coping. Pebble finishes hold up to our hard water far better than plain plaster. We tell you which and why.
- Decking. Travertine, pavers or cool-touch acrylic so the deck is walkable in July.
- Pool barrier. Arizona requires one (A.R.S. 36-1681), and the City of Tucson and Pima County each have their own version. It is on the quote from day one.
Play pool, lap pool, or diving pool
Most Tucson backyards get a play pool: 3.5 to 5.5 feet deep with a wide shallow shelf, a bench, and a tanning ledge. Lap pools fit long narrow lots in Sam Hughes and the Foothills. A diving pool needs an 8-foot deep end and a bigger yard, and we will tell you honestly if your lot has the room.
Permits in Pima County
Inside city limits your permit goes through the City of Tucson Planning and Development Services Department. Unincorporated addresses in Catalina Foothills, Tanque Verde and Vail go through Pima County Development Services. Oro Valley, Marana and Sahuarita each run their own building departments. Then there is your HOA. We pull the permit under our license and handle every one of those desks.
How it works
- Estimate. We walk the yard, check access, grade and setbacks, and talk through what you want. Free, and usually under an hour.
- 3D design. You see the pool, deck, spa and features together in 3D before anything is dug. Shape, finish, lighting, all of it.
- Fixed quote. A line-item quote. Excavation, shell, plumbing, equipment, finish, coping, deck and barrier each priced on their own line.
- Build. A licensed Arizona pool builder takes it from here, pulls the permit with the City or County, and builds to the approved design.
- Walkthrough. Once it passes final inspection you walk the finished pool with your builder, get the warranties, and learn how to run the equipment.
